Real Estate Agent

I Kissed Dating Goodbye

I’m young. I am new to real estate, even newer to the RE.net. Inexperienced, blind, deaf, dumb, starving, full, big headed, blah blah blah. These are all adjectives that described me in my first months on the job. Heck, they probably still describe me.

As Greg recently talked about, I was one of those people lead vendors looked at as a buzzard looks at a dead possum on the interstate. (Do y’all have possums where you are? If not, substitute road kill of choice.) I bought some. I attended seminars. I admit, I learned and at least mad my money back from the seminars I went to, however, the services, advertisements, etc I bought, I didn’t make any money, just spent time with unqualified people wanting to rent a house I had for sale.

I was the most beautiful, graceful, largest uddered cow you’ve ever seen. I put out good milk as well. They called, I answered. Now I am afraid to answer a single out of area phone call. All day long, they call.

I am at a point where I am kissing dating goodbye. Forget flirting and foreplay with these companies. I want a commitment. I want a marriage. To death do us part. And if you are worth it, I will wear the ring.

However, I am monogamous. I don’t want to marry each and every ‘good’, ‘solid’, ‘worth it’, vendor that comes my way. Very few people will drink my milk, however those that do will be worth every pint.

I believe that there are vendors out there that are worth it. If you make my life easier, help me enjoy more of my valuable time, help me put more bread on the table, I invite you to have a sip.

However, if you are a worthless, trashy, mange infested buzzard remember this: I have kissed dating goodbye.

Not to beat a dead horse…

I began reading this blog last year right after I first received my license.  I took the class, the follow up class, graduated, found a brokerage, got the signature, then got my license.  After all this I realized I knew nothing about Real Estate.  I knew nothing at all.  Where do I start?  Google of course.

I found BHB.  I began reading, reading, reading, and reading some more.  I read Greg and what he does after he lists a property in Phoenix.  I asked myself, “Would this work in Columbia SC?”  I took it to heart and pondered it for several days.  I finally came up with the answer.  Some will, some will not.  Thus is life.  At this point, I began to slowly implement these ideas (though I didn’t grasp the ideas and honestly still don’t).

Tonight, I was writing a blog post on my personal blog about the most expensive houses in my market.  Naturally, they do not resemble the prices that several of the Bloodhounds are used to.  The average price in Columbia, SC is $145,000.  I’ll take them all day long and sell every one I can.  I like that price range personally.

I felt a little gluttonous this evening and decided to write the post.  Of course, I pull up the MLS, do a basic all areas search for houses above $1 million in my markets.  I was surprised to see a $5.75 million dollar property.  I was more surprised to see the pictures.  This is the headline image for the house (remember, this is the most expensive house on the market in Columbia, SC)

Lovely house I am sure.  However, with this picture, I am going no where near it.

Now, ok, it’s not horrible…however, this is the 3rd most expensive house’s picture coming in at $3 million even.

Remember, the title of this post is ‘Not to beat a dead horse…’.  I know this goes on all the time.  Horrible pictures don’t sell houses, IDIOTS sell houses…apparently.

I do not claim to be a photographer by any means.  I continuously cut my little sister out of photographs.  If I stood to Read more

How to Use Twitter to Dominate Local Real Estate

What is the best way to use Twitter to put you on the path to dominate your hyper local area? I am convinced I live in one of the least techie places in the Western Hemisphere. The suburbs I wish, pray, and hope to one day dominate only have 38 people on Twitter. I am not complaining, I want to learn how to market to those 38 people as if I was marketing to 10,000.

A comment on this post yesterday got me thinking. I use Twitter. Do I use it to its fullest?

I have seen several of the contributors on here as well as a good number of the people I know who read this blog use it, and use it well. Often, when Brian Brady says to “Lock all loans” via a tweet, I call the mortgage brokers working on my deals and scream “LOCK!”. That right there proves that Twitter works. Across the United States the words of Brian are making a young real estate agent make his clients lock their loans. Why? Because he is trusted. Unfortunately, I was unable to attend Bloodhound Blog Unchained in Phoenix, where I understand Twitter was discussed a great deal, but I will see all of you in Orlando.

Currently, it seems as if I am marketing to solely other Real Estate Agents. I have gotten a referral that ended in a closed sell, yes. However, I want to be able to dominate my local market, once they get on Twitter. Of course, I have followed each and every person that comes to Twitter from my target areas, even if they are outside their target demographics. I do not only write about my blog posts, real estate, etc…I share funny pictures of my cats, dogs, and just general updates on life.

So, yall…what did you old Tweeters do on Twitter before your town, city, neighborhood etc came to be fellow Tweets?

Should I just follow the masses as they come here, search out for new faces for referrals in other markets, Read more
