Of these houses, I like 17255 W Elizabeth Av best and 12520 W Windsor Av second best. I'm inclined to flush the rest, although some could be keepers with cosmetic work, especially correcting bad painting decisions.

Today's houses all come from two subdivisions. Three are from Cottonflower Ranch, where the Elizabeth house is. None are as good as Elizabeth, but 1576 S 172nd Ln may be a good investment, as it is tenant occupied at a decent rent and as the tenant's are said to want to lease-purchase the home in the future. The other four are all in Canyon Trails, a very large master-planned community that parallels the I-10 from Estrella Parkway to Cotton Road. At the west end, we're about a mile north of Cottonfield Ranch and thus about a mile south of the forthcoming regional mall. Of the four, I liked 16670 W Taylor St because it is a very nice price and 16637 W Latham St because it is an excellent home. This is all Goodyear-in-progesss, fairly built-up neighborhoods surrounded by raw land in various stages of development. The area won't be built out for five years or more.
