Here's the hidden truth of buying a home other real estate brokers don't want you to know: You pay for your own representation – even if you don't have an agent!

The buyer's agent's sales commission is built into the price of every MLS-listed home and most builder homes. You will pay this sales commission as a part of the purchase price even if you don't have a buyer's agent.

How much?

The buyer's agent's commission is often 3% – sometimes less, sometimes much more. So if you buy a $300,000 house, you're paying your agent $9,000 – or more. What if you buy an $800,000 house? You'll pay $24,000.

Does it take $15,000 more work to buy the more expensive home? Of course not.

Because commissions are based on the price of the home, they rise as home prices rise.

But here's the unkindest cut of all: Working as a buyer's agent gets easier day-by-day.

Why is that? When you decide you're ready to move into your next home, you don't thumb through the yellow pages looking for a Realtor. You run to the internet to search MLS systems like ours. You make lists of neighborhoods you like, schools districts you like, houses you like. You'll drive by those houses at all hours, to see how they fit your lifestyle. By the time you finally call a Realtor, you may have cut your short-list down to just a few choices. You may already have picked out the home you want to buy.

Why should you pay full price for a buyer's agent when you've already done much of the up-front work?

Moreover, why should you pay a buyer's agent a percentage of the purchase price when the work remaining to be done will be virtually the same no matter how much the house is selling for?

Why not a flat fee for buyer's representation?

Buying a home is an intricate procedure, with many unforeseen pitfalls. You need a buyer's agent. But why should you pay for more buyer's representation than you actually need? Sound, professional, full-service consultation is worth paying for. But its value doesn't go up with the price of your home!

Worse yet, a buyer's agent who is paid a percentage of the sales price has no strong incentive to negotiate that price downward. It's entirely possible that paying more for your buyer's agent buys you the privilege of paying more for your house. How does that make sense?

Why not a flat fee instead? If you're really ready to jump the hurdles to buying a home, you need professional representation to get you through the process. To help you settle on that one perfect house -- and to point out any advantages or disadvantages you may not have foreseen. To write the purchase contracts to your best interests -- and to defend your interests vigorously throughout the negotiation process. To supervise the inspections and negotiate the repairs. To shepherd all the documents through the escrow process, making sure your home closes successfully – and on time.

And then, at close of escrow, to apply a significant portion of the built-in buyer's agent's commission to defray your closing costs or to pay part of your down payment or to buy down your loan interest rate – or simply to cut your purchase price.

Are we getting paid? Oh, you bet. We're going to take a $5,000 flat fee for our efforts. But you keep all the rest of the buyer's agent's commission – thousands or even tens of thousands of dollars. You'll get full-service, expert representation – but you'll get to keep the fruits of your own hard work.

If you're prepared to scout out homes and neighborhoods on your own, which most home buyers are already doing, we are able to save you money – because you are saving us money. But isn't this just discount real estate?

No. You will get full-service representation every step of the way. We're not cutting any corners. To the contrary, we deliver more value that our full-price competitors. The difference is, we know that a better deal is part of delivering better service.

All of our Realtors have extensive advanced training. To work for BloodhoundRealty.com, agents must have either an advanced Realtor designation or a broker's license. We don't hire new licensees or trainees. We can't afford to. We need people who can do excellent work flawlessly.

So what's the next step?

To make this work, we need you to do your part. We will need you to make some carefully considered commitments that will make our relationship work.

  1. You have to be committed to making a move – or acquiring an income property – now. If you're just thinking about it, we'll be delighted to explore your options with you, but we can't make a flat fee agreement with you until you're sure you are ready to buy.
  2. If you will be financing your purchase, you will need to be pre-qualified by an Arizona mortgage banker or broker.

  4. When you are filling out the form, suggest a time for an appointment for us to get together so that we can get a feel for each other. We'll confirm that appointment by telephone or email to make sure we can hit the ground running.
  5. Shop on-line for houses all you want – but don't leave home without us. Don't make sign calls or visit new home subdivisions, and don't go to open houses without talking to us first. Certain things you might do can cost you your right to your own representation – and we can't rebate a commission we aren't permitted to earn – so don't talk to any seller's agents unless we're there beside you.

When we sit down together, we'll go through all the details. Our flat-fee plan is not for everyone. One size does not fit all. But if we mutually agree that we can work together happily and to mutual profit, we'll sign a Buyer-Broker Agreement that will detail everyone's rights and responsibilities – and guarantee your rebate at close of escrow.
