iPhone reviews begin to appear: A strong win with caveats

I’m writing about the Apple iPhone for Friday’s Republic, putting me in an august company of gushing fans. Reviews appeared today from the New York Times, the Wall Street Journal, USA Today and Newsweek. So far, everyone loves it, with some reservations.

Engadget has a run-down of the caveats turned up so far. Chief beef from all over: No AT&T, no iPhone. You can’t buy the device as a wi-fi enabled pocket-sized Macintosh with a video iPod and a 2MB camera — but without contracting for a cellular phone and data plan. On the plus side, the Applefied monthly plans are robust and reasonably priced.

Biggest unnoticed beef? Perhaps because fish are not aware of the waters they swim in, no one in the enblogged globe seems to have complained that, because the device is activated and synced through iTunes, you cannot use an iPhone if you don’t own a Macintosh or Windows computer. Lachrymose Luddites and Unix eunuchs need not apply.

Building an audience: Using blogging, social networks, email newsletters and viral marketing instead of SEO

bbGood or bad, that’s my brand on the internet. That goofy picture was taken at the Kodak Theatre in Hollywood on a free Kodak machine. I emailed myself the picture and have been using it for the past two years in all of my online marketing efforts. And while I’m not necessarily the best user of photoshop, I’m a pretty damned good viral marketer.

I met Rudy of Sellsius earlier this year and he said “You’re all over the internet.” I dropped my daughter off at school last month and one of her schoolmate’s parents said “I saw you on Zillow.” My neighbors have told me that they read my articles on MySpace. I organized a coup to take over the Trulia Voices section.

I guest author on BloodhoundBlog, NELA Live, Long Beach Real Estate Home, Sacramento’s Real Estate Voice and maintain an active profile and weblog on the Active Rain Real Estate Network. Lately, I’ve started experimenting on Gather.com.

To the untrained observer, I appear to be on an ego trip. To bloggers, I’m eschewing SEO for a viral marketing approach. I’m not going to wait for a customer to find me on the long tail search. I’m going to insert my goofy little suspenders picture in every imaginable place they might search for real estate related advice.

Does it work?

Well, I’ve received over 1,000 inquiries in the past 12 months from my efforts. Many are from borrowers, so my answer is, “Damn, Skippy, it works!” I’m slowly building up a database of people who have connected with me on the internet. My long-term goal is to have over 10,000 people in my permission-based email marketing database, receiving a newsletter each month. I’m at 1,012 today and I think I’ll be there in about 3-5 years.

Looking for the best web presentation possible

As the importance of video becomes increasingly apparent, learning to use this tool will be helpful in the successful marketing of median to upper-end properties.

I have been searching for a way to present video that would be better than the methods we often see in current use.

Apple Quicktime (mov) is a very good format, but its market penetration is not as high as other options like Windows Media Player or Flash.

Windows Media Player (wmv) is a good format… and it is widely used. Windows media can make a very clean video file when using very high bit rates… but the result is a very large file, which we would like to avoid.

Flash is the most widely accepted format right now. The trouble with Flash (in my experience) is that you get a boost in contrast that makes some of the subtle differences in shades difficult, if not impossible, to discern.

So what format should you use?

I have been busy learning some new (new to me, at least) video software over the last few weeks… and I’m almost into overload. While video production is a complicated issue – good web delivery of video doesn’t have to be.

Services like YouTube and WellcomeMat are great for a low-cost approach to hosting your video project… and they both use Flash.

But what if you want to kick the quality up a notch?

Well, then you might want to consider getting your own web hosting account that will give you the kind of space you need to host your videos.

Bringing a new player to the game

A recent entry on the scene is DivX… and it has some great features. The quality is very good; file sizes are small; and many DVD players can play this format.

As a test, I went to stage6.divx.com and downloaded Roger Waters performance of “The Wall” in Berlin. The video streams nicely on broadband, and the quality is very good – even in full screen mode.

Zillow.com off the hook in Arizona?: “State rethinks crackdown on online home appraisals”

State rethinks crackdown on online home appraisals

The move by the Arizona Board of Appraisal and Attorney General Terry Goddard to prosecute Zillow.com, and potentially other Internet-based home valuation services, may be at an end.

Last June and November, the board ordered Zillow to cease and desist offering its free “Zestimates” in Arizona. The Attorney General’s Office followed up with a letter of its own, threatening prosecution. No other Automated Valuation Model was targeted.

Arizona Senate Bill 1291 was drafted earlier this year to fortify the board’s argument, redefining “appraisal” to mean any opinion of value, not just a paid evaluation contracted from a professional appraiser.

Rep. Michelle Reagan initiated the process of amending the legislation to permit AVMs to operate in Arizona. Her amended version passed the House and was subsequently further amended in a joint House-Senate conference committee.

The Senate voted Monday night to approve the amended version of SB 1291. Among the amendments was an exemption for free Web-based AVMs from regulation under the state’s appraiser licensing laws. The House approved the amended language Tuesday.

As the Web site LittlePinkHouses.com notes, the amendments also undid other changes that had been sought in the bill. The composition of the Board of Appraisal will not be changed to include a majority of professional appraisers and the legal definition of an appraisal will conform to a common-sense understanding of the term.

As originally drafted, the bill would have outlawed virtually any estimation of value, possibly even including the casual conversations of neighbors. This is the amended definition of an appraisal:

“A person who produces a statement that is provided to any other person concerning the estimated value of real property through an Internet Website, automated valuation or other software program or other means of comparative market analysis and who discloses that the estimate is not an appraisal.”

This language absolves not just Zillow but also real estate licensees producing Broker Price Opinions for lenders and, presumably, other methods of evaluating homes.

The amended bill awaits only the signature of Gov. Janet Napalitano to become law.

Southwest Real Estate Blogging Conference: Notes from the epicenter


Jay Thompson, The Phoenix Real Estate Guy, making his presentation on real estate weblogging at today’s Southwest Real Estate Blogging Conference. Jay was fantastic, with one practical demonstration after another of the power of weblogging. Jonathan Dalton added some great insights from the sidelines, and the incomparable Dave Smith made the trek up from Tucson. I’ll have more tomorrow, along with video of Jay’s presentation and mine. The sweet euphony of iPhone news . . .

First: YouTube on board. We’ll continue to do our listing videos in NTSC video. Anything less stinks in a broadband world. But we’ll do YouTube versions, too, for all the mobile phone vendors who will leap on this bandwagon.

Second: The natives are restless:

June 29 is the day many gear-heads have marked on their calendars as iDay, the release of what independent analyst Richard Doherty calls “the most eagerly awaited consumer technology device of the last 20 years.”

Since January, when it was first announced, the iPhone has captivated consumers, Wall Street investors and the media as the right product at the right time.

Apple CEO Steve Jobs has positioned it as the most advanced meeting of the Internet and wireless technology, with an iPod thrown in for good measure. And it looks really cool, and unlike any phone before it.

For Apple, the release of the iPhone promises to effectively double the company’s revenue within just a few years, based on the worldwide thirst for cellphones. For consumers, the trick is going to be nabbing one of the early iPhones on opening day before stock sells out.

The iPhone is being sold only at Apple’s 200 retail stores, Apple’s website and nearly 1,800 AT&T (formerly Cingular) stores beginning at 6 p.m. local time across the country. AT&T says it will close its stores at 4:30 p.m. and reopen at 6 p.m. Apple would not comment on its plans. No pre-orders are being accepted. Fans are expected to camp out in front of stores for days.

Jobs has projected sales of 10 million iPhones within the first 18 months — worth more than $5 billion retail. Neither AT&T nor Apple will say how many phones initially will be shipped to stores. Doherty expects 1 million units to be available in the first wave. He predicts stores will be sold out by the time they close on June 29.

Third: What else you can do if you intend, like us, to sit on the sidelines for a while.

Zillow.com dimed out by ubergeeks: “Please don’t crash”

Zillow.com exemption: Arizona State Senate gives itself a frank appraisal, elects to seek out other feet in which to shoot itself

To all appearances, the attempt to criminalize Zillow.com’s Zestimations of Arizona real property will be all over when the fat lady signs. Not sings, signs. Arizona Senate Bill 1291, as amended to suffer Automated Valuation Models gladly, passed it’s final reading tonight. The amended bill passed in the Senate by a vote of 28-2. All that remains to be done is for Governor Janet Napalitano to sign the bill into law and things can… continue pretty much as they have all along.

Of late it seemed the legislature might recess without taking up the Zillow amendment, potentially exposing Attorney General Terry Goddard to the embarrassment of having to enforce his own and the Board of Appraisal’s idiotic interpretation of standing law. For all that I’m glad to see better sense prevail, that spectacle would have been amusing to watch.

In any case, assuming Napalitano doesn’t find some previously-unsuspected third foot to shoot herself in, this silly little drama should be over shortly.

Zillow.com news: Broker listing feeds “coming soon,” a lender opportunity and no news is not good news in Arizona

Soon, we will be launching the capability for brokers to automatically upload their active listings for free to Zillow, reaching the more than 4 million people who come to the site every month — more than half of whom are in the market to buy or sell.

Even when we first launched the ability for listing agents and brokers to add their listings for free to Zillow last December, we knew we wanted to find ways to make the process even easier. We have talked with numerous agents and brokers around the country — and we have heard over and over that you want to send us listings through a direct broker feed. As I type, our developers are wrapping up work on a very simple tool that will allow brokers to automatically upload listings to the site and keep those listings up to date.

There is a form you can fill out to be notified when the feature becomes available.

Two days ago Zillow announced a similar sort of sign-up form for lenders. What might this mean? At the time, I held my tongue, since what I have to say is pure speculation. But with today’s news as hook, here are a couple of wild-eyed conjectures:

My guess is that they’re going to provide some kind of EZ lender hook-up for buyers and re-fi candidates. Perhaps LOs would have to assert interest in up to five zip codes or something like that. Zillow likes person-to-person contact, rather than engaging a nationwide vendor like Countrywide. If the presumption is that they’re looking for a comprehensively satisfying experience like Wikipedia or Ebay — and this is the presumption I work from when thinking about Zillow — then they’re going to want to facilitate relationships to be carried out on Zillow through time, rather than just throw off leads.

It is possible, using tax records and loan rates, to calculate profitable re-fi candidates: Homes that can be refinanced at a net savings, month-to-month, to the owner. Zillow has everything it needs to do this, and 70 million candidate homes to work from. This Read more

One simple step advertisers and Realtor associations can take for a cleaner, greener world: Stop printing stuff!

I’m in the process of cleaning my desk. Pause a moment and consider how big a chore has to be before it becomes a “process.” I did the lawnmower job yesterday (with poor Cameron hauling away the clippings, as it were), and I’ll tackle the finessing, the trimming and edging, in spare moments today.

But while I was working late yesterday, I had a blinding epiphany, a magical, mystical, miraculous method to keep my desk clean forever:

Would everyone please stop printing stuff!

I threw away half a landfill of Realtor association debris yesterday: Realtor magazine, the state and local newsletters, etc. I threw away two years’ worth of CRS membership directories, both still unopened in the boxes they shipped in. Miscellaneous Realtor magazines, direct-mail promotions I thought I might want to have a look at, the goofy workbooks they hand out at advanced-designation classes, etc. Piles and piles of paper — disorganized in the piles, but disorganized in essence, inherently non-searchable and thus inherently useless.

I thought about hanging onto the Realtor magazines, but why would I? I don’t have the time to give to everything I want to read on-line. I have almost zero time for printed books, which at least promise to repay their marginal time-cost in information density. (A marginal calculus of reading!) It could be that there is something in all those unread magazines that I cannot discover on the net. But, second-for-second of my time, I will learn so much more working the way I do now that I cannot risk wasting my time prospecting through random atoms for a nugget of gold that may not even be there.

And: Where paper is static and dead, in the net.world, good ideas get echoed. If anyone, anywhere dug up gold in a dead-tree artifact, I will run across that idea a dozen times over the course of a year on the net. The web is dynamic, self-correcting and searchable. Atom-based media are inherently inferior to electronic media.

Zillow.com and MarketLinx/Tempo work with Safari 3, suggesting that they will also work on the iPhone

At today’s World Wide Developer Conference, Apple CEO Steve Jobs announced the availability of a public beta version of Safari 3 for both the Macintosh and Windows. Apple’s goal is to increase Safari’s already-respectable market share, probably to induce more Windows users to switch to the Macintosh.

Importantly, Safari 3 successfully runs Zillow.com’s main web site, as well as the MarketLinx/Tempo MLS system. These were two of the more notable sites that failed to work properly with past versions of Safari. The inability to run the MLS system in Safari had stymied our own plans at BloodhoundRealty.com to completely jettison Windows and the kludgey hardware it runs on.

This is our house on Zillow.com. The Zestimate is off by $123,397 or so, but the site is running flawlessly in Safari, where it has never run before.

There’s more. Last week, Jobs said that the operating system on the iPhone will be a full version of Mac OS X. Today at the WWDC, he said that the iPhone will be running a full version of Safari.

The implication? As I discussed when the iPhone was introduced, with MLS access, this will be the best Realtor phone ever.

Guess what? This is looking like the best Realtor phone ever…

I’ve found all kinds of cool upgrades in the Safari 3 beta just in the course of writing this post. Download it and play with it yourself. Not only did your Windows machine just drop off the edge of the universe, your laptop, whether Windows or Mac, may have gone with it.

Further notice: Richard Riccelli points out that pre-release software always entails a risk. If you can’t get yourself out of trouble, better not to get in. On the other hand, Saft has been updated to work with the beta. And while the Windows wizards have been trying to knock Safari down, over 1,000,000 people have downloaded the WinSafarai beta.
