{"id":10155,"date":"2009-10-22T09:45:00","date_gmt":"2009-10-22T16:45:00","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=10155"},"modified":"2009-10-22T15:59:51","modified_gmt":"2009-10-22T22:59:51","slug":"driveby-economics-8000-price-cut","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/10155\/driveby-economics-8000-price-cut\/","title":{"rendered":"Driveby Economics &#8211; $8,000 Price Cut?"},"content":{"rendered":"<p>I had coffee yesterday with a long time friend of mine who works for a local title company.\u00a0\u00a0 We were talking about a variety of things, including some of the new stuff I&#8217;m working on on the web.<\/p>\n<p>The topic came around to the $8,000 First Time Home Buyer Tax Credit.\u00a0\u00a0 He said to me that he&#8217;s had 3 different Realtors tell him that on December 1, the value of all of their listings is going to drop by $8,000 each.<\/p>\n<p>Let me say that again, on December 1, each of the houses that they have listed is going to drop in value by $8,000.\u00a0\u00a0 Why&#8217;s that?\u00a0\u00a0 Because the first time buyer credit is going away.<\/p>\n<p>Now let&#8217;s look at a couple of things (according to this story):<\/p>\n<ul>\n<li>It&#8217;s called a <strong>FIRST TIME HOME BUYER <\/strong>tax credit.<\/li>\n<li>According to these Realtors, it has inflated (or kept up) the prices of homes by $8,000.\u00a0 So does the buyer benefit or does the seller?<\/li>\n<li>Somewhere less than 50% (according to the last stats I&#8217;ve heard) of the buyers qualify for the tax credit.<\/li>\n<li>But 100% of the buyers are paying paying $8,000 more.<\/li>\n<li>And the government is paying $43,000 for every additional sale we&#8217;re getting.<\/li>\n<\/ul>\n<p>Now, do you really think that it&#8217;s such a good idea any more?<\/p>\n<p>Oh, and in reality, the prices of the homes aren&#8217;t going to wait until December 1 to drop.\u00a0\u00a0 Realistically, if you haven&#8217;t signed a purchase agreement by Halloween, it&#8217;s going to be very difficult (but not impossible) to get the deal closed by the end of November.<\/p>\n<p>All is not as simple as it seems.<\/p>\n<p>Tom Vanderwell<br \/>\nTechnorati Tags: <a class=\"performancingtags\" rel=\"tag\" href=\"http:\/\/technorati.com\/tag\/$8\">$8<\/a>, <a class=\"performancingtags\" rel=\"tag\" href=\"http:\/\/technorati.com\/tag\/000\">000<\/a>, <a class=\"performancingtags\" rel=\"tag\" href=\"http:\/\/technorati.com\/tag\/First%20Time%20Home%20Buyer%20Tax%20Credit\">First Time Home Buyer Tax Credit<\/a><\/p>\n<div class=\"zemanta-pixie\"><img decoding=\"async\" class=\"zemanta-pixie-img\" src=\"http:\/\/img.zemanta.com\/pixy.gif?x-id=62a0412c-9b19-85e0-b8e1-b7bd03cd2771\" alt=\"\" \/><\/div>\n","protected":false},"excerpt":{"rendered":"<p>I had coffee yesterday with a long time friend of mine who works for a local title company.\u00a0\u00a0 We were talking about a variety of things, including some of the new stuff I&#8217;m working on on the web.
