{"id":10794,"date":"2010-01-12T15:05:13","date_gmt":"2010-01-12T22:05:13","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=10794"},"modified":"2010-01-12T15:05:13","modified_gmt":"2010-01-12T22:05:13","slug":"is-it-time-to-consider-creating-some-of-your-own-inventory","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/10794\/is-it-time-to-consider-creating-some-of-your-own-inventory\/","title":{"rendered":"Is it time to consider creating some of your own Inventory?"},"content":{"rendered":"<p>I really like real estate.\u00a0 I like the way it is such an integral part of wealth creation.\u00a0 I like it so much, I can\u2019t help but play with it.\u00a0 For me, that means buying properties and doing something productive with them.\u00a0 But, I don\u2019t like real estate so much that I want to lose money for the privilege of playing with it.<\/p>\n<p>I am also in a tiny market.\u00a0 In 2009, there were only 125 <a href=\"http:\/\/www.propertychelan.com\/wp-content\/uploads\/2010\/01\/Chelan-Cooperating-Broker-Sales-Summary-1.4.2010.pdf\">sales of homes in the whole Lake Chelan area<\/a>.\u00a0 There were just <a href=\"http:\/\/www.propertychelan.com\/?p=1318\">2 sales of commercial properties all year!<\/a> There are about 100 agents and even with just the top few making most of the sales.\u00a0 I would have to do virtually every transaction in the area to make the income I desire.\u00a0 So, generally I make far more from the profits on what I develop than I do from selling other people\u2019s properties.<\/p>\n<p>That is one of the reasons that I run my own real estate agency.\u00a0 I am virtually unemployable at other brokerages because my cost to pay a point or two to a broker on all the sales of inventory I created on my own would be more than I would make in commission selling other folks properties.<\/p>\n<p>But, last year I didn\u2019t create a single new parcel, home or business.\u00a0 The footing just felt too unsure.\u00a0 That means I have a few properties I\u2019ve just been sitting on.\u00a0 There\u2019s not much profit in that.\u00a0 So, I\u2019ve been rethinking how to make money with those bits of real estate and found some opportunities are out there.\u00a0 For me, it is time to get some projects moving.<\/p>\n<p>The opportunity is as easy as taking something that isn\u2019t doing anything and making it turn some profit.\u00a0 For example, I have a bit under 10 acres along a highway and across from a large boat launching facility I had originally purchased to do some commercial development on.\u00a0 Today, it just doesn\u2019t make sense and I don\u2019t expect it to for several, or many, more years.<\/p>\n<p>But, rather than being insane and spending millions on commercial improvements that nobody would want <a href=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/10794\/is-it-time-to-consider-creating-some-of-your-own-inventory\/#more-10794\" class=\"more-link\">Read more<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>I really like real estate.\u00a0 I like the way it is such an integral part of wealth creation.\u00a0 I like it so much, I can\u2019t help but play with it.\u00a0 For me, that means buying properties and doing something productive with them.\u00a0 But, I don\u2019t like real estate so much that I want to lose [&hellip;]<\/p>\n","protected":false},"author":55,"featured_media":0,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_crdt_document":"","jetpack_post_was_ever_published":false,"_jetpack_newsletter_access":"","_jetpack_dont_email_post_to_subs":false,"_jetpack_newsletter_tier_id":0,"_jetpack_memberships_contains_paywalled_content":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[212],"tags":[],"class_list":{"0":"post-10794","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"hentry","6":"category-flourishing","8":"no-featured-image"},"jetpack_featured_media_url":"","jetpack_sharing_enabled":true,"jetpack-related-posts":[{"id":8805,"url":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/8805\/is-rice-a-roni-really-a-san-francisco-treat\/","url_meta":{"origin":10794,"position":0},"title":"Is Rice A Roni Really a San Francisco Treat?","author":"Thomas Hall","date":"June 7, 2009","format":false,"excerpt":"Just think about my disappointment when I entered a prominent San Francisco eatery seeking the most coveted food stuff, only to find it was neither a specialty nor an item on the menu!
