{"id":1136,"date":"2007-03-11T22:32:27","date_gmt":"2007-03-12T05:32:27","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=1136"},"modified":"2007-03-11T22:36:40","modified_gmt":"2007-03-12T05:36:40","slug":"were-not-mensa-members-but-real-estate-is-a-dream-job","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/1136\/were-not-mensa-members-but-real-estate-is-a-dream-job\/","title":{"rendered":"We&#8217;re not MENSA members &#8211; but real estate is a dream job"},"content":{"rendered":"<p>The following was on the <a href=\"http:\/\/www.newseum.org\/todaysfrontpages\/hr.asp?fpVname=AZ_AR&amp;ref_pge=gal&amp;b_pge=1\">front page<\/a>, just under the masthead of Sunday&#8217;s <em>Arizona Republic:<\/em><\/p>\n<blockquote><p><strong>Home Values rise despite slowdown<\/strong><\/p>\n<p>Despite falling prices by year&#8217;s end, leftover momentum from the Valley&#8217;s housing boom pushed 2006 values above the previous year&#8217;s values in almost every city.<\/p>\n<p>Median price increases in Maricopa County ranged from 2% in Higley to 47% in Tonopah. Only Waddell and Youngtown experienced declines, according to <em>The Republic&#8217;s<\/em> latest Valley Home Values survey.<\/p>\n<p>So what now? Analysts agree the market is in transition. Some believe the market has not yet hit bottom; others predict a turnaround.<\/p>\n<p>&#8220;This is a good market,&#8221; analyst Jay Butler says. &#8220;It&#8217;s good vanilla ice cream. It&#8217;s not gourmet ice cream.&#8221; &#8211; Glen Creno<\/p><\/blockquote>\n<p>I&#8217;ve met Glen Creno and honestly believe him to be a <a href=\"http:\/\/www.scientologyhandbook.org\/SH11_2.HTM\">good person<\/a>. Also, I have no reason to believe that <a href=\"http:\/\/search.asu.edu\/search?sort=date%3AD%3AL%3Ad1&amp;output=xml_no_dtd&amp;ie=UTF-8&amp;oe=UTF-8&amp;client=polytechnic_frontend&amp;proxystylesheet=polytechnic_frontend&amp;searchsource=http%3A%2F%2Fwww.poly.asu.edu%2Fsearch%2F&amp;site=polytechnic_collection&amp;q=jay+butler&amp;btnG.x=12&amp;btnG.y=7\">Jay Butler<\/a> is anything but a decent man, as well. Unlike someone like <a href=\"http:\/\/housingpanic.blogspot.com\/\">Keith Brand<\/a> or <a href=\"http:\/\/www.mikeferry.com\/\">Mike Ferry<\/a> who will <em>knowingly<\/em> spread lies and mis-information in order to achieve their goals &#8211; a social personality may err, but they aren&#8217;t doing it on purpose.<\/p>\n<p>Using the median sales prices of an area (which almost all economists and others doing sales data analysis seem to want to do) may be quite useful in <img loading=\"lazy\" decoding=\"async\" height=\"187\" alt=\"Not MENSA\" src=\"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/wp-content\/uploads\/2007\/03\/Not%20MENSA1.jpg\" width=\"350\" align=\"right\" \/>determining which city has the best (or worst) <a href=\"http:\/\/www.realtor.org\/Research.nsf\/Pages\/HousingInx\">affordability<\/a>. Median sales prices have no meaningful value if used to determine short-term movement of home prices. NONE. The median price of a home can go down and that does not mean that the actual selling price of <u>any<\/u> home in that area went down even one dollar! The median price can go up and it does not even begin to suggest that &#8220;the prices went up&#8221;. Everyone who thinks otherwise is wrong.<\/p>\n<p>How do I know? I&#8217;m a member of <a href=\"http:\/\/www.not-mensa.com\/\">Not MENSA<\/a>. I know and use the <a href=\"http:\/\/bertc.com\/mensa.htm\">MENSA pick up lines<\/a>. I don&#8217;t have a PHD so I don&#8217;t have to take loads of statistics and churn out predictions for the valley or the nation. Based on a survey that NAR wrote about, I&#8217;m happy; <a href=\"http:\/\/www.realtor.org\/RMODaily.nsf\/pages\/News2007022702?OpenDocument\">I have a dream job<\/a>.
