{"id":11502,"date":"2010-03-08T19:53:50","date_gmt":"2010-03-09T02:53:50","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=11502"},"modified":"2010-03-08T19:53:50","modified_gmt":"2010-03-09T02:53:50","slug":"socialist-need-not-read-like-big-oil-big-expired-program-windfall-profits","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/11502\/socialist-need-not-read-like-big-oil-big-expired-program-windfall-profits\/","title":{"rendered":"Socialist need not read &#8211;&gt; Like Big Oil &#8211;&gt; Big Expired Program; windfall profits"},"content":{"rendered":"<p>I&#8217;m greedy!\u00a0 I&#8217;m an extremist!\u00a0 I am conservative!\u00a0 I am a capitalist!\u00a0 Haha.\u00a0 I love money!\u00a0 2010 marks the years (not Karl Marx silly)\u00a0 I mean marks the calendar for the 2010 to become the listing king.\u00a0 Between website registrations, referrals, &amp; and windfall expired letters I set out to fundamentally transform Worthington Realty from small hometown broker, to completely dominating the local market.\u00a0 Below I will share the expired program statistics I am using that has fundamentally transformed Worthington Realty from nay to yay; or should I say mediocure to maybe Russell Shaw like (in the next hundred years).<\/p>\n<h2><span style=\"color: #993300\">So here are the expired numbers!<\/span><\/h2>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">I have sent out 92 mailings<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">I have received 8 call back<br \/>\n<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">I have listed 5 priced to sell quickly<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">I have 1 closing in the pipeline from expireds<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">92 mailings \/ 8 call backs = 11.5% Wow!\u00a0 I mail out 100 and 11.5 will call back!\u00a0 Sweet!<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">8 call backs \/ 5 listings = 62.5% of call back I am listing.\u00a0 1 listing I turned down because of price, 1 listing I didn&#8217;t make the cut, and 1 call back canceled the listing appointment plans to keep for home for now.<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">92 mailings \/ 1 closing in the pipeline = 1.08% are closings\u00a0 Average closing say $4k &#8211; $8k on the listing side.<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">92 mailings \/ 5 listings = 18.4 letters to get a listing.<\/span><\/span><\/p>\n<p><span style=\"color: #993300\"><span style=\"color: #000000\">My data is only 92 mailings that I have selectively sent expired letters to.\u00a0 My initial mailing costs $1.52.\u00a0 If no phone call, I then send out a post card every week for 12 weeks.\u00a0 If still no phone call I leave it alone.\u00a0 Each post card is $0.55\u00a0 Most leads call within the first 4 &#8211; 6 weeks.\u00a0 I have no idea why I am sending all the way out to week 12 (smirk)<\/span><\/span><\/p>\n<p>I will update with more statistics in June, 2010 which will better quantify the data.<\/p>\n<h3><span style=\"color: #993300\">Do you currently have an expired program?
