{"id":1203,"date":"2007-03-24T00:10:56","date_gmt":"2007-03-24T07:10:56","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=1203"},"modified":"2007-03-24T00:10:56","modified_gmt":"2007-03-24T07:10:56","slug":"ideas-for-niche-marketing","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/1203\/ideas-for-niche-marketing\/","title":{"rendered":"Ideas For Niche Marketing"},"content":{"rendered":"<p>Are you trying to be all things to all people?<\/p>\n<p>I think a great career can be built on serving underserved but profitable niches. <a title=\"shaw\" href=\"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=1197\">Russell Shaw&#8217;s post<\/a> made me think of Allen Domb. I was a young securities broker, fresh out of college, when I met Allen Domb. He was serving as a &#8220;condo specialist&#8221; in downtown Philadelphia in 1990. Needless to say, here was a man with a plan (and vision). Nobody was buying condos in downtown Philly at the time and agents eschewed the property class.<br \/>\n<strong>He did four simple things:<\/strong><\/p>\n<p>1- He was a big fish in a small pond. He set himself up as the expert in a market.<\/p>\n<p>2- He limited his expertise to one geographical market area and a specific property type.<\/p>\n<p>3- He lived his mantra. There was no bigger cheerleader at that time for the downtown Philly condo than Allen Domb.<\/p>\n<p>4- His staff was dedicated to his cause. Agents who worked for him or support staff all felt that they would be changing the Philadelphia skyline; they did.<\/p>\n<p><strong>Here are some underserved markets for Realtors or loan originators:<\/strong><\/p>\n<p>1- <a title=\"manu\" href=\"http:\/\/www.foremost.com\/news\/2006\/SpecialtyInsurerReleasesManufacturedHomeStudy.htm\">Manufactured Homes<\/a>. Perhaps the fastest-growing property type in real estate.<\/p>\n<p>2- <a title=\"vacation\" href=\"http:\/\/www.southbendtribune.com\/apps\/pbcs.dll\/article?AID=\/20070319\/News01\/703190349\/-1\/NEWS01\">Vacation properties as an investment<\/a> Investors with an eye for a retirement home make great clients. You&#8217;d probably have to have the property management piece figured out but you&#8217;ll have some 20-30 potential buyers coming through each property each year.<\/p>\n<p>3- <a title=\"golf course\" href=\"http:\/\/www.golfcourserealty.com\/\">Golf properties<\/a>. You better know the lingo and live the life.<\/p>\n<p>4- <a title=\"historic homes\" href=\"http:\/\/www.historicproperties.com\/\">Historic Homes.<\/a> You should have excellent resources for rehabs.<\/p>\n<p><strong>How about underserved markets by buyer-types?<\/strong><\/p>\n<p>1- <a title=\"nrs\" href=\"http:\/\/www.mortgage-match.us\/non_resident\/alien_loan.html\">Non-resident aliens<\/a>. I know a Realtor who sells lots of property to Mexican Nationals in the US because she understands their needs.<\/p>\n<p>2- <a title=\"refugees\" href=\"http:\/\/news.minnesota.publicradio.org\/features\/200203\/26_druleyl_bosnianhomes-m\/\">Refugees.<\/a> An agent in Phoenix I know specialized in Bosnian refugees in the late 90s. He has a steady stream of business from this dynamic group now.<\/p>\n<p>3- <a title=\"cop\" href=\"http:\/\/www.hud.gov\/offices\/hsg\/sfh\/reo\/goodn\/main.cfm\">Firefighters or Police Officers<\/a>&#8211; some cities require that they live in the city limits and some offer tremendous financing programs. (Cop-Next-Door Program).<\/p>\n<p>4- <a title=\"teachers\" href=\"http:\/\/www.neamb.com\/loans\/hmftnd.jsp\">Teachers<\/a>&#8211; same as firefighters or cops but an even more referral crazy group.<\/p>\n<p>5- <a title=\"athlete\" href=\"http:\/\/www.azcentral.com\/business\/articles\/0314biz-cardinalhouse0314.html\">Professional Athletes<\/a>&#8211; you&#8217;ll need to develop national contacts with sports agents but <a href=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/1203\/ideas-for-niche-marketing\/#more-1203\" class=\"more-link\">Read more<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Are you trying to be all things to all people?
