{"id":1324,"date":"2007-04-20T09:27:50","date_gmt":"2007-04-20T16:27:50","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=1324"},"modified":"2007-04-20T10:21:03","modified_gmt":"2007-04-20T17:21:03","slug":"zillow-notes-fear-and-ludditism-advertsing-a-better-farming-strategy-and-more","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/1324\/zillow-notes-fear-and-ludditism-advertsing-a-better-farming-strategy-and-more\/","title":{"rendered":"Zillow.com notes: Fear and Ludditism, advertising, a better farming strategy and more"},"content":{"rendered":"<p>Zillow notes: Jay Thompson, The Phoenix Real Estate Guy asks <a href=\"http:\/\/www.phoenixrealestateguy.com\/why-do-so-many-agents-fear-zillow\/327\" target=\"_blank\">&#8220;Why do so many agents fear Zillow?&#8221;<\/a> He makes the same point <a href=\"http:\/\/www.businessweek.com\/bwdaily\/dnflash\/content\/apr2007\/db20070420_746047.htm?chan=top+news_top+news+index_businessweek+exclusives\" target=\"_blank\">in a BusinessWeek article on the Seattle-based Realty.bot<\/a>.<\/p>\n<p>Brian Brady, America&#8217;s Most Opinionated Mortgage Broker and a BloodhoundBlog contributor, covers some of the same ground: <a href=\"http:\/\/delmar.typepad.com\/brianbrady\/2007\/04\/is_your_realtor.html\" target=\"_blank\">&#8220;Is your Realtor threatened?&#8221;<\/a><\/p>\n<p>Both gentlemen are objecting to what we might characterize as the opportunistic bandwagoneering going on with respect to the <a href=\"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=1302\" target=\"_blank\">Arizona Board of Appraisal&#8217;s attempts to outlaw consumer-oriented Automated Valuation Models<\/a>. I can&#8217;t speak for them, but for me this is a matter of vitally-important principles, liberty the first among them.<\/p>\n<p>I may write more about this over the weekend, because the issues involved are vast and very interesting &#8212; at least to me. Earlier this week, in email, I wrote, &#8220;When the sabot is a Ferragamo, Ned Ludd has a whole new style.&#8221; I have no doubt that this regulatory and legislative initiative is <a href=\"http:\/\/en.wikipedia.org\/wiki\/Luddite\" target=\"_blank\">Ludditism<\/a> in a Brooks Brothers suit. It&#8217;s bad enough that Zillow is afflicted, but I expect this is but the first salvo in a long war.<\/p>\n<p>Witness: This came in as a comment last night, but I wanted to highlight it:<\/p>\n<blockquote><p>MLSPIN of Massachusetts just sent out this notice:<\/p>\n<p>&#8220;RULES AND REGULATIONS REMINDERS: <\/p>\n<p>I. Recently, the On-Line Valuation site, Zillow announced a new function being made available to advertise listings for sale on that site, whether or not you are the listing broker\/agent. The MLS Rules and Regulations, STRICTLY PROHIBIT the advertising of another broker&#8217;s listings without their prior WRITTEN consent. The REALTOR&#038;174; Code of Ethics, Standard of Practice 12-4 also prohibits the advertising of a listing without proper authority. Better safe than sorry; do not advertise another office&#8217;s listing anywhere without prior written approval.&#8221;<\/p><\/blockquote>\n<p>&#8220;Better safe than sorry&#8221; is an interesting choice of words.<\/p>\n<p>Even more interesting is the fact that MLSPIN is arguing that MLS members have fewer rights to act than ordinary people. As things stand now, any non-MLS member can advertise another party&#8217;s home for sale, but, of course, no one does. Why? Advertising costs money. But anyone <i>except<\/i> MLSPIN members can announce that another party&#8217;s home is for sale <a href=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/1324\/zillow-notes-fear-and-ludditism-advertsing-a-better-farming-strategy-and-more\/#more-1324\" class=\"more-link\">Read more<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Zillow notes: Jay Thompson, The Phoenix Real Estate Guy asks &#8220;Why do so many agents fear Zillow?&#8221; He makes the same point in a BusinessWeek article on the Seattle-based Realty.bot.
