Revestor.com searches current listings by cash flow and capitalization rate."},"content":{"rendered":"<p>I received an email, from <a title=\"bhb anaheim\" href=\"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=15323\" target=\"_blank\">BHB Anaheim presenter Bill Lyons<\/a>, that <a title=\"Revestor\" href=\"http:\/\/revestor.com\/\" target=\"_blank\">Revestor.com<\/a> is live now and will be announced to the public tomorrow.\u00a0 Bill knows that the Bloodhound way is to fly under the radar, sneak in the back door, and quietly win so I appreciate the chance to break the news.<\/p>\n<p>Revestor.com is a new property search site.\u00a0 It&#8217;s unique proposition is that it allows users to search by either capitalization rate or cash flow.\u00a0 Revestor believes it will become a useful tool for both investors and primary residence home buyers.\u00a0 Bill Lyons suggested that its unique ranking display, offers data to a home buyer, which is currently unavailable.\u00a0 Incorporating the income potential of a property offers another valuation model for home buyers to consider.<\/p>\n<p>I ran a search for an area with which I&#8217;m familiar; Oceanside, CA\u00a0 zip code 92056.\u00a0 I searched for properties listed from $150,000 to $250,000, by cash flow, and ten current listings were displayed.\u00a0 The top two listings appealed to me:<\/p>\n<blockquote><p><a title=\"3906 marvin\" href=\"http:\/\/revestor.com\/Details.aspx?id=110055292\" target=\"_blank\">3906 Marvin<\/a> &#8211;\u00a0 a 3BR 2BA, 1064 s.f. SFD with $902 of free cash flow, with an 80% LTV loan, listed at $169, 767<\/p>\n<p><a title=\"3132 glenn\" href=\"http:\/\/revestor.com\/Details.aspx?id=110057364\" target=\"_blank\">3132 Glenn<\/a> &#8211;\u00a0 a 4BR 2BA, 1302 s.f. SFD with $533 of free cash flow, with an 80% LTV loan, listed at 249,900<\/p><\/blockquote>\n<p><em>Revestor offers a <a title=\"launch blog post\" href=\"http:\/\/blog.revestor.com\/2011\/11\/29\/what-do-you-think\/\" target=\"_blank\">&#8220;launch&#8221; blog post <\/a>and I&#8217;ll insert Bill&#8217;s comments from there (italicized), as I offer my ideas\u00a0 here.<\/em><strong><\/strong><\/p>\n<p><strong>Here is what I like about the site:<\/strong>\u00a0 I like the map display of the listings and I love the fact that it ranks the listings by investment potential.\u00a0 The financial data offered, on individual listings, is pretty comprehensive.\u00a0 It drills down on expense data and allows the user to customize it.\u00a0 The mortgage data is cool because it allows you to slide the down payment tool and see real-time figures.\u00a0 The exit strategy information is unique but I&#8217;m unclear as to how they determine the potential resale value.<\/p>\n<p><em>Bill offered:\u00a0 While San Diego is just a starting point we are still very much a \u201cwork in progress\u201c. The site is not perfect (especially for a perfectionist that is striving for simplicity).
