{"id":16146,"date":"2012-08-03T13:12:57","date_gmt":"2012-08-03T20:12:57","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=16146"},"modified":"2012-08-03T13:12:57","modified_gmt":"2012-08-03T20:12:57","slug":"primary-home-investment-or-liability","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/16146\/primary-home-investment-or-liability\/","title":{"rendered":"Primary Home &#8211; Investment or Liability"},"content":{"rendered":"<p>Pre-2007, I am not sure this topic would have even been controversial; people not only regularly utilized their home as their &#8220;primary investment&#8221;, but often, treated it as their personal piggy bank.\u00a0 In hindsight we can all judge others as we secretly lick our own wounds from a vicious downturn no saw coming, but that experience left a visceral taste in many mouths.<\/p>\n<p>Most experts would suggest that your primary residence is <em>not<\/em> an investment.\u00a0 Why, you ask?\u00a0 First, you purchase a home based on need.\u00a0 Your buy and sell decisions rarely spring from analytical thinking around market timing.\u00a0 Instead, most times, they are rooted in your changing life needs.\u00a0 Second, investment strategy wages a secret war with your personal desires.\u00a0 For example, I want a tricked out man cave equipped with a full wet bar, bathroom and other appropriate amenities.\u00a0 Am I thinking about the return on my investment, or the endless joy my friends and I will have watching football on Sunday, Monday and Thursday?\u00a0 Sure, I will likely increase the value of my home with these upgrades, but the anemic return on investment, if any, would never be worth the money.\u00a0 Said differently, would you make the same upgrades to your rental property; probably not.<\/p>\n<p>If it was that easy, I wouldn\u2019t write the article.<\/p>\n<p>I will start with a question.\u00a0 Is it easier to invest in stock or buy a house?\u00a0 Right now<a href=\"https:\/\/www.google.com\/finance?q=NYSE%3ABRK.A\">, Berkshire Hathaway Inc.
