When I recommended that they to bump the <a href=\"http:\/\/en.wikipedia.org\/wiki\/Seasonal_energy_efficiency_ratio\">SEER<\/a> rating on the HVAC, the response may have been, &#8220;Why? We&#8217;re moving in two years.&#8221; This year brings a different story &#8211; most want to know the monthly utility bills, some ask whether <a href=\"http:\/\/rainbarrelguide.com\/\">rain barrels<\/a> (referred to as a &#8220;god-send&#8221; by my neighbor, in the context of Virginia&#8217;s current <a href=\"http:\/\/www.drought.gov\/portal\/server.pt?open=514&amp;objID=250&amp;parentname=CommunityPage&amp;parentid=1&amp;mode=2&amp;in_hi_userid=2&amp;cached=true\">drought<\/a>) are allowed by the HOA, others want to know if they can put up a clothes line (some can, others can&#8217;t).<\/p>\n<p><a href=\"http:\/\/blog.wired.com\/cars\/2007\/11\/100-oil-will-fu.html\">The Wired blog notes that $100 oil will push innovation towards new technologies<\/a>. The impact on the residential real estate market will be substantial. I suspect that a relatively small segment of the population &#8220;goes green&#8221; because of altruism. No longer is green confined to the fringe, regarded as being vastly more expensive than &#8220;normal&#8221; goods and services. Going green frequently means <em>saving<\/em> green &#8211; something everybody can support.<\/p>\n<p>The <a href=\"http:\/\/www.uli.org\/AM\/Template.cfm?Section=Emerging_Trends_Europe2&amp;Template=\/TaggedPage\/TaggedPageDisplay.cfm&amp;TPLID=171&amp;ContentID=45848\">Emerging Trends in Real Estate&#174;<\/a> report released recently shows, among other trends, an increasing awareness of the mainstreaming of &#8220;green&#8221;.<\/p>\n<blockquote><p>Real estate developers and investors haven&#8217;t gravitated toward greater environmental consciousness (&#8220;going green&#8221;) just to save the planet, although reducing carbon footprints and harmful emissions sounds fine. &#8220;This is not about Al Gore and global warming,&#8221; insists one interviewee. &#8220;It&#8217;s good for business and it&#8217;s good for marketing.&#8221;<\/p><\/blockquote>\n<p>The signs are obvious &#8211; <a href=\"http:\/\/blogs.consumerreports.org\/home\/2007\/10\/energy-prices.html\">Energy Prices surged in 2006<\/a>. <a href=\"http:\/\/www.pueblo.gsa.gov\/cic_text\/housing\/energy_mort\/energy-mortgage.htm\">Energy Efficient Mortgages<\/a> are gaining momentum and awareness. There are <a href=\"http:\/\/www.flexmls.com\/blog\/?p=190\">movements<\/a> within various MLS&#8217;s to add green criteria, such as <a href=\"http:\/\/www.earthcrafthouse.com\">Earthcraft<\/a>, <a href=\"http:\/\/www.usgbc.org\/DisplayPage.aspx?CategoryID=19\">LEED certified<\/a>, Energy Star &#8230;&#160; There&#8217;s even <a href=\"http:\/\/www.listedgreen.com\">a green listing site<\/a>. You don&#8217;t think that <a href=\"http:\/\/blogs.nbcuni.com\/greenisuniversal\/\">NBC would be &#8220;going green&#8221; for the next seven days<\/a> unless there was profit involved, do you? CNBC not-so-subtly notes &#8220;<a href=\"http:\/\/www.cnbc.com\/id\/21344232\">Green is the Color of Money<\/a>.&#8221;<\/p>\n<p>The next few years will bring revolutions in design &#8211; driven by consumer demand (and a push here and there from governments) &#8211; towards smaller, smarter homes, more efficient transportation, and in a return to yester-year, more self-sufficient developments with corner stores, schools within walking distance and a refreshing integration of residential and business.
