{"id":2602,"date":"2008-02-15T13:01:43","date_gmt":"2008-02-15T20:01:43","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=2602"},"modified":"2008-02-15T13:01:43","modified_gmt":"2008-02-15T20:01:43","slug":"city-of-los-angeles-tenant-relocation-assistance","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/2602\/city-of-los-angeles-tenant-relocation-assistance\/","title":{"rendered":"City of Los Angeles Tenant Relocation Assistance"},"content":{"rendered":"<p>Rent Control took effect in the City of Los Angeles in 1979.\u00a0 In February, 1986,\u00a0provision for tenant relocation assistance was added by amendment.\u00a0 For the purpose of relocation assistance, the ordinance recognizes two categories of tenants:\u00a0 Eligible &#8211; which is basically everyone, and Qualified &#8211; which is any tenant with one or more minor children, or\u00a0over age 62, or disabled.\u00a0<\/p>\n<p>The original amendment mandated that when a landlord evicted a tenant for the landlord&#8217;s own occupancy, an eligible tenant would receive $1,000, and a qualified tenant would receive $2,500.\u00a0 The payment\u00a0is per entire household, not to each person in the household.\u00a0 If the eviction is for non-payment of rent or other breach of contract, relocation assistance doesn&#8217;t apply.<\/p>\n<p>The relocation assistance amount was increased over the years, with the change taking effect July 1 of each year.\u00a0 In July 2005, the amount due to eligible tenants was up to 3,200, and the amount due to qualified tenants was $8,000.\u00a0 On July 1, 2006 the amounts increased to $3,450 and $8,550.<\/p>\n<p>Remember the real estate market in late 2006 and early 2007?\u00a0 It was still pretty hot,\u00a0 Developers bought up aging apartment buildings, paid the tenants the required relocation, then tore the apartment buildings down to build condos.<\/p>\n<p>On April 11, 2007, in emergency session, the city council voted in new relocation assistance amounts, effective immediately:\u00a0 For eligible tenants, $6,810 if they have lived in the unit less than 3 years, $9,040 if they have lived in the unit more than 3 years,\u00a0 For qualified tenants:\u00a0 $,14,850 if they have lived in the unit less than 3 years, $17,080 if they have lived in the unit over 3 years.\u00a0 The city council figured that&#8217;ll make the developers think twice before throwing any more tenants out on the street.<\/p>\n<p>I can&#8217;t speak for developers, but I can remember when first time home buyers would consider a duplex or triplex as their first property purchase, with the intention of living in one unit, and letting the rents from the other unit(s) help with the mortgage payment.\u00a0 These new relocation amounts pretty much shut down that particular little niche.<\/p>\n<p>Council members <a href=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/2602\/city-of-los-angeles-tenant-relocation-assistance\/#more-2602\" class=\"more-link\">Read more<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Rent Control took effect in the City of Los Angeles in 1979.\u00a0 In February, 1986,\u00a0provision for tenant relocation assistance was added by amendment.\u00a0 For the purpose of relocation assistance, the ordinance recognizes two categories of tenants:\u00a0 Eligible &#8211; which is basically everyone, and Qualified &#8211; which is any tenant with one or more minor children, [&hellip;]<\/p>\n","protected":false},"author":34,"featured_media":0,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_crdt_document":"","_jetpack_newsletter_access":"","_jetpack_dont_email_post_to_subs":false,"_jetpack_newsletter_tier_id":0,"_jetpack_memberships_contains_paywalled_content":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":"","jetpack_post_was_ever_published":false},"categories":[8],"tags":[],"class_list":{"0":"post-2602","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"hentry","6":"category-investment","8":"no-featured-image"},"jetpack_featured_media_url":"","jetpack_sharing_enabled":true,"jetpack-related-posts":[{"id":1188,"url":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/1188\/persistence-the-investors-greatest-tool\/","url_meta":{"origin":2602,"position":0},"title":"Persistence:  The Investors Greatest Tool","author":"Cooksquared","date":"March 21, 2007","format":false,"excerpt":"People have asked me what it takes to succeed in real estate.
