{"id":2874,"date":"2008-04-01T13:06:41","date_gmt":"2008-04-01T20:06:41","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=2874"},"modified":"2008-04-01T17:04:35","modified_gmt":"2008-04-02T00:04:35","slug":"as-california-goes-so-goes-the-nation","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/2874\/as-california-goes-so-goes-the-nation\/","title":{"rendered":"As California Goes, So Goes the Nation"},"content":{"rendered":"<p>Sometimes local news is national in nature.\u00a0 This is often true when it comes to California.\u00a0 With such a large population and a history of \u201cactive\u201d politics, many of the laws and regulations that California passes eventually migrate to other states; sometimes this is reminiscent of a rainbow spreading across the land and sometimes it resembles more of a virus infecting people at whim.\u00a0 Get ready to feel sick.<\/p>\n<p>The California legislature is currently voting on AB0401, a seemingly innocuous alteration to the licensing regulations that govern real estate here.\u00a0 But, as usual, the ramifications will be unexpected and monstrous.\u00a0 The stated purpose of AB0401 is to clarify the relationship between RESPA law and non-monetary remuneration between licensed real estate agents and\u00a0non licensed participants in real estate transactions.\u00a0 Here is the key section<\/p>\n<blockquote><p><em>All transactions falling under the penumbra of RESPA shall heretofore be subject to review and restatement. No value shall pass or be caused to pass\u00a0between\u00a0a licensed broker or licensed sales associate of said broker and\u00a0any non-licensed agency before or after such time as a real estate transaction may occur.
