Well, that&#8217;s not really true.  <a href=\"http:\/\/www.mitchrealty.com\/bin\/web\/real_estate?acnt=AR79959&amp;ZKEY=&amp;action=ACTIVATE_FRAMES&amp;button=&amp;tm=&amp;linkout=http%3A%2F%2Fmitchrealty.blogspot.com\" title=\"mitchblog\">Mitch Ribak is a blogger<\/a>.  I met him on <a href=\"http:\/\/blog.homegain.com\/contributor\/mitch-ribak\" title=\"hgblog\">Home Gain Blog<\/a> and I read everything he writes.  Why?  Because he&#8217;s VERY effective at marketing.<\/p>\n<p>Mitch is extremely helpful.  In the 3-4 months I&#8217;ve known him,  he&#8217;s answered every single question I&#8217;ve asked and gone out of his way to explain the efficacy of his pay per click marketing success.  He is extremely open with advice, sharing with whomever asks for it.  Mitch designed a CRM called <a href=\"http:\/\/10873.colony1.net\/index.cfm\/Internet_Marketing\" title=\"100mph\">100mphmarketing.com<\/a> which he&#8217;ll release next month.  I respect this guy a lot.<\/p>\n<p>Here&#8217;s the short version of <a href=\"http:\/\/blog.homegain.com\/homegain-radio-lead-capture-conversion-mitch-ribak\" title=\"interview\">this 15 minute interview<\/a>:<\/p>\n<p>1- If a REALTOR is not online, he&#8217;s going to lose out.<\/p>\n<p>2- Buyers control this market, not sellers.  Ergo, attract buyers with your marketing.<\/p>\n<p>3- Websites should offer less content, not more.  The most important tool is a lead capture tool.<\/p>\n<p>4- Give enough content to entice the buyer to call you.<\/p>\n<p>5- The lead capture form should be prominent on every page.<\/p>\n<p>6- Quality lead generation comes from attracting serious buyers; the lead capture form distinguishes their intent.<\/p>\n<p>7- Traffic should be high quality.  Mitch uses PPC and affiliate marketing programs.<\/p>\n<p>8- No email= no access to listings.  Real estate brokerage is a business and businesses must deal with serious buyers.<\/p>\n<p>9- Conversion is key.  <strong>It is the contact with not the content provided for<\/strong> the customer that is of paramount importance.  Autoresponders work because they automate the marketing process.  &#8220;Dripped&#8221; MLS listings buys customers&#8217; brain cells.<\/p>\n<p>Mitch has &#8220;street cred&#8221;.  His team of 14 agents<a href=\"http:\/\/10873.colony1.net\/index.cfm\/About_100MPH_Marketing\" title=\"2007\"> closed  193 transactions, last year<\/a>.  Last month, they closed 38 transactions.  Not a big deal?
