That ought to rile up the analytical types here.  Of course, that same principle applies to the stock market, as well.<\/p>\n<p>I started my career as a &#8220;Financial Consultant&#8221; but was mentored by some fellas who preferred to be called &#8220;<a href=\"http:\/\/findarticles.com\/p\/articles\/mi_km2926\/is_200310\/ai_n6934100\" title=\"customer's man\">Customer&#8217;s Man<\/a>&#8221; (<em>title preserved with apologies to the fairer gender<\/em>).  My tutors would buy me a scotch  in <a href=\"http:\/\/en.wikipedia.org\/wiki\/Suburban_Station_%28Philadelphia%29\" title=\"suburban\">Suburban Station<\/a>, then ride the <a href=\"http:\/\/www.septa.com\/maps\/click_map.html\" title=\"R5\">R5-Paoli Local<\/a> home with me.  I&#8217;d receive a 70-minute lesson about how and when to buy stocks for clients.  The first lesson was that every day was a good day to own a good company.<\/p>\n<p>Of course, the part I&#8217;m leaving out is that price and underlying quality were important factors in the investment decision- fundamentals rule when it comes to long-term investing.  These <em>Customer&#8217;s Men<\/em> weren&#8217;t the <a href=\"http:\/\/youtube.com\/watch?v=s0kwWBYH15k\" title=\"bud fox\">Bud Fox-type on Wall Street<\/a>, churning clients&#8217; accounts, they were more like the <a href=\"http:\/\/en.wikiquote.org\/wiki\/Wall_Street#Lou_Mannheim_.28Hal_Holbrook.29\" title=\"lou mannheim\">character Hal Holbrook played<\/a> (<em>Stick to the fundamentals.  That&#8217;s how IBM and Hilton were built.  Good things, sometimes, take time<\/em>).<\/p>\n<p><strong>The same principle can be applied to real estate.<\/strong>  Greg Swann did his best Hal Holbrook impression <a href=\"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=3216s\" title=\"hal holbrook\">with this  article in the Arizona Republic<\/a>.  The fundamentals are fabulous for Maricopa County real estate.  Three people move into Maricopa County for every two people that leave every year; that&#8217;s a <a href=\"http:\/\/phoenix.gov\/ECONDEV\/mrktoverpopulation.html\" title=\"population\">growing population<\/a>.  <a href=\"http:\/\/phoenix.gov\/ECONDEV\/mrktoveremplygrowth.html\" title=\"economic base\">The local economy is diversifying<\/a> with small businesses leading the way.  <a href=\"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=644\" title=\"west valley\">An expanding economic base and a growing population<\/a> make for an attractive  situation for landlords.<\/p>\n<p><strong>Are the long-term prospects for Phoenix real estate good?<\/strong>  The fundamentals would have you believe that they are.  <a href=\"http:\/\/www.marketwatch.com\/news\/story\/home-sales-prices-pick-up\/story.aspx?guid=%7BCA4EF872%2D6390%2D4D99%2DAAC3%2D9C0CDEF0E094%7D&amp;dist=msr_9\" title=\"yun\">Lawrence Yun predicted a 50% rise in Phoenix housing prices in a five year period<\/a>; I commented that <a href=\"http:\/\/www.realestateradiousa.com\/blog\/2008\/05\/22\/real-estate-radio-usa-episode-125\/\" title=\"rerusa\">it may take ten years<\/a>.  Still, 50% over ten years is a helluva return, when leveraged four to one.  Invest $100,000 in Phoenix real estate today, and you could conceivably receive a triple in your original investment, ten years from now.
