{"id":3503,"date":"2008-07-26T00:02:11","date_gmt":"2008-07-26T07:02:11","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=3503"},"modified":"2008-07-26T00:02:11","modified_gmt":"2008-07-26T07:02:11","slug":"the-youth-myth-why-its-hip-to-be-square-in-real-estate-brokerage","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/3503\/the-youth-myth-why-its-hip-to-be-square-in-real-estate-brokerage\/","title":{"rendered":"The Youth Myth: Why It&#8217;s Hip To Be Square in Real Estate Brokerage"},"content":{"rendered":"<p>You&#8217;re just back from Inman Connect?\u00a0 Forget everything <a title=\"heard at inman\" href=\"http:\/\/www.inman.com\/events\/real-estate-connect-san-francisco-2008\/conference-program\">you heard there<\/a>.\u00a0 Chasing the hip, young 18-34 market is great if you&#8217;re selling sneakers but could be detrimental to the health of YOUR business for the next 7 years.\u00a0 Here&#8217;s why:<\/p>\n<p><strong>Five reasons why you should avoid the 18-34 year old market for the next 7 years:<\/strong><\/p>\n<p>1- They ain&#8217;t got no money.<\/p>\n<p>2- They don&#8217;t trust real estate as an investment.\u00a0 <a title=\"geny\" href=\"http:\/\/www.tucsoncitizen.com\/ss\/workplace_issues\/88460\">This demographic believes that real estate is either perpetually overpriced or that it is dangerous<\/a>.\u00a0 Some eschewed the asset class, some leveraged it irresponsibly and lost.\u00a0 It&#8217;s not that they don&#8217;t trust you because you&#8217;re a shady REALTOR, they don&#8217;t trust your product.<\/p>\n<p>3- They view you as a functionary.\u00a0 Your value hasn&#8217;t been established to them because they haven&#8217;t had good experiences with real estate.\u00a0 They see you as an over-priced clerk because they watched you make &#8220;easy money&#8217; while they chased the overpriced asset.<\/p>\n<p>4- They need a lot of education&#8230;lots of it.\u00a0 Since old is now new (in lending), the young are basically dinosaurs.<\/p>\n<p>5- They really don&#8217;t have any &#8220;pain&#8221;.\u00a0 They&#8217;ll be focusing on mitigating losses rather than maximizing wealth.\u00a0 Their &#8220;pain&#8221; is best served by loss mitigation specialists and not wealth maximizers.<\/p>\n<p>So&#8230;if that&#8217;s true, why the hell are you screwing around on Facebook and Twitter? Because the <a title=\"aging social networks\" href=\"http:\/\/www.netbanker.com\/2007\/07\/the_aging_of_facebook_makes_it_better_for_financial_services_firms.html\">fastest growing user groups<\/a> on those two social networks are the cheese, baby&#8230;the 45-65 age group.\u00a0 If you want to sell or finance a lot of homes in the next 7-10 years, look for the baby boomers.
