When I originally wrote about <a href=\"http:\/\/mysteryhouseblog.com\/2008\/03\/08\/how-do-you-find-real-estate-success-in-disbrokeration\/\">Disbrokeration<\/a> I thought I had a pretty good idea what the next iteration of the industry would be: Super Teams.\u00a0 This type of development is not new and successful Super Teams abound right now.\u00a0 For me it seemed the logical next step in a 2.0 world where the Brokers have lost a great deal of their function.\u00a0 Having said that, I see some flaws with Super Teams.\u00a0 Especially in their ability to transcend a relatively common problem faced by many self-employed entrepreneurs.\u00a0 My purpose here is to discover a model that will not just work, but work for the majority.\u00a0 Let\u2019s look at the pros and cons of the Super Teams and in Part 3 of this three-part series, I will share a model that I think may best serve the future of our industry.<\/p>\n<p><strong>Basic Real Estate Teams<\/strong><br \/>\nAgents may have more than one reason to create a team in real estate. Some may do so for geographical reasons, some may do so to create multiple streams of income.\u00a0 It can even be done simply for social reasons.\u00a0 But the primary reason to create a team is <em>economies of scale<\/em>.\u00a0 Simply put, a well managed team can be more efficient through intelligent design and effective division of labor.<\/p>\n<p><a href=\"http:\/\/www.kw.com\/kw\/pr\/Executive_Profile_Gary_Keller.html\">Gary Keller<\/a>, in arguably the best book ever written for real estate success: <a href=\"http:\/\/www.amazon.com\/Millionaire-Real-Estate-Agent-Money-Its\/dp\/0071444041\">The Millionaire Real Estate Agent<\/a>, discusses the team concept as a matter of course.\u00a0 It is simply a <em>requirement<\/em> for reaching the millionaire level.\u00a0 This is due to the economy of scale mentioned earlier.\u00a0 Mr. Keller\u2019s point is that one person alone cannot see enough clients, list enough homes and work with enough buyers to achieve a million dollars in income.\u00a0 One simply cannot carry the work load necessary for such a goal.<\/p>\n<p>Others have written on the benefits in creating teams.\u00a0 <a href=\"http:\/\/bonzai.squarespace.com\/blog\/2008\/5\/31\/real-estate-team-20-a-team-of-rainmakers-with-one-coach.html\">Mike Farmer looked at it from the perspective of geographical and technological symbiosis<\/a> rather than a purely profit driven necessity.\u00a0 I think I do Mr. Farmer no disservice when I summarize <a href=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/3556\/the-new-real-estate-model-part-2-super-teams\/#more-3556\" class=\"more-link\">Read more<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>In Part 1, I discussed the concept of Disbrokeration; some of its causes and effects.
