{"id":7903,"date":"2009-04-16T22:19:58","date_gmt":"2009-04-17T05:19:58","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=7903"},"modified":"2009-04-17T23:49:25","modified_gmt":"2009-04-18T06:49:25","slug":"fha-and-va-assumable-loans-offer-an-exit-strategy-for-todays-buyers","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/7903\/fha-and-va-assumable-loans-offer-an-exit-strategy-for-todays-buyers\/","title":{"rendered":"FHA and VA Assumable Loans Offer an Exit Strategy For Today&#8217;s Buyers"},"content":{"rendered":"<p>How can an FHA mortgage or <a title=\"VA home loan\" href=\"http:\/\/delmar.typepad.com\/brianbrady\/2009\/03\/va-home-loans-webinar-links-and-content.html\">VA home loan<\/a> sell a home faster?\u00a0\u00a0 When mortgage rates are 10% and the 5% government loan is assumable.<\/p>\n<p>I&#8217;ve taken a few pokes at the contributors on Active Rain; <a title=\"John MacArthur\" href=\"http:\/\/www.themacarthurgroup.com\/\">John MacArthur<\/a> isn&#8217;t one of them.\u00a0 John is a Branch Manager with Long and Foster, in Olney, MD.\u00a0 J<a title=\"FHA assumable loans\" href=\"http:\/\/activerain.com\/blogsview\/1036337\/Overlooking-the-obvious\">ohn points out that agents and originators are failing to highlight one of the best features of government loans<\/a>:<\/p>\n<blockquote>\n<p style=\"text-align: left;\"><em>You see, no one is focusing on one of the sweetest features of an <span style=\"font-weight: bold;\">FHA<\/span> loan. Oh, they talk about the modest down payment and ease of underwriting. They talk about a certain comfort level that the loan will close. We don&#8217;t hear many folks mentioning the biggest asset about FHA loans.<\/em><\/p>\n<p style=\"text-align: left;\"><em><span style=\"font-weight: bold;\">They are assumable!<\/span><\/em><\/p>\n<p><em> Stop for a minute and think about 3 years or 5 years or 10 years from now. What do you think mortgage rates might be in 2012 or 2014 or 2019? Do you really believe that in the face of increased government spending, increased inflation, increased devaluation of the dollar that rates will hold around 5%?<\/em><\/p><\/blockquote>\n<p style=\"text-align: left;\">This is really good advice.\u00a0 Professional agents can distinguish themselves from the also-rans through an understanding of mortgage financing.\u00a0 Nervous first-time home buyers will appreciate that an agent is thinking about an exit strategy for them.\u00a0 <a title=\"VA assumable loans\" href=\"http:\/\/activerain.com\/blogsview\/1036337\/Overlooking-the-obvious\">John does it here<\/a>:<\/p>\n<blockquote>\n<p style=\"text-align: left;\"><em> Oh, and why might the lad on the left sell sooner? <span style=\"font-weight: bold;\">His 5% mortgage rate is assumable.<\/span> Now, the new buyer will have to get a &#8220;wrap around&#8221; mortage for the difference between what is still owned on the <span style=\"font-weight: bold;\">FHA<\/span> loan and the sales price and yes, that loan will carry the going rate at that time. The seller on the left will have to try to move his home at time when money surely will cost a bit more.
