{"id":8614,"date":"2009-05-27T17:10:14","date_gmt":"2009-05-28T00:10:14","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=8614"},"modified":"2009-05-27T17:10:14","modified_gmt":"2009-05-28T00:10:14","slug":"some-listings-are-extra-fun","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/8614\/some-listings-are-extra-fun\/","title":{"rendered":"Some listings are extra FUN!"},"content":{"rendered":"<p>Sometimes, out here in more rural America, we have properties to sell that you can&#8217;t just drive up to in the Lexus and click off the security system to show.\u00a0 I usually have a property or two a year that are a bit more challenging and immensely more fun to work with and show.<\/p>\n<p>Saturday, I took a several hours to view a new listing.\u00a0 In that time, I only saw bits of it.\u00a0 <a href=\"http:\/\/www.4chelanrealestate.com\/Real_Estate_For_Sale\/?p=26\">This particular property is pretty big<\/a>,\u00a0 1 mile by \u00bd mile for 346 acres.\u00a0 It has 16 individual tax parcels and is mostly undeveloped.\u00a0 It is surrounded by forest and has over 2000 feet of elevation change across it.\u00a0 It does have power, a well and amenities.\u00a0 Access to part of it is via a dirt road.\u00a0 Other parts also have dirt roads that go near or into the property.\u00a0 While this property is spectacular wilderness, it only takes 20 minutes to get to the edge of it from town or my own home.\u00a0 This is a fun property!<\/p>\n<p>I was reminded of a conversation at Unchained one evening about good real estate agent cars.\u00a0 While I can often use a sedan, maneuvering around boulders on a narrow road cut into the side of a cliff just isn&#8217;t what a Lexus is made for!\u00a0 Things are a bit less civilized on a listing like this!\u00a0 I&#8217;ve used SUVs, pickups,\u00a0 jeeps, ORVs and even snowmobiles to show my most fun listings.\u00a0 No worries though, I&#8217;ve never seen nor heard dueling banjos at any of these remote properties.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-8615\" src=\"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/wp-content\/uploads\/2009\/05\/joe-creek-northwest-from-top-of-parcel-p.jpg\" alt=\"joe-creek-northwest-from-top-of-parcel-p\" width=\"230\" height=\"142\" align=\"left\" srcset=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/wp-content\/uploads\/2009\/05\/joe-creek-northwest-from-top-of-parcel-p.jpg 640w, https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/wp-content\/uploads\/2009\/05\/joe-creek-northwest-from-top-of-parcel-p-300x184.jpg 300w\" sizes=\"auto, (max-width: 230px) 100vw, 230px\" \/><\/p>\n<p>Part of the fun in selling one of these ranch or acreage types of properties is to figure out the best way to show it to clients and explain how to show it to other agents.\u00a0 I also like to be able to talk to clients before a showing and make sure they have an expectation on what we&#8217;ll be doing.\u00a0 If they have height concerns, I might avoid a narrow path cut into a cliff and just show that part from the bottom of the hill.\u00a0 If we&#8217;re hiking, I try to make <a href=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/8614\/some-listings-are-extra-fun\/#more-8614\" class=\"more-link\">Read more<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Sometimes, out here in more rural America, we have properties to sell that you can&#8217;t just drive up to in the Lexus and click off the security system to show.\u00a0 I usually have a property or two a year that are a bit more challenging and immensely more fun to work with and show.
