{"id":8805,"date":"2009-06-07T11:03:36","date_gmt":"2009-06-07T18:03:36","guid":{"rendered":"http:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/?p=8805"},"modified":"2009-06-07T11:03:36","modified_gmt":"2009-06-07T18:03:36","slug":"is-rice-a-roni-really-a-san-francisco-treat","status":"publish","type":"post","link":"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/8805\/is-rice-a-roni-really-a-san-francisco-treat\/","title":{"rendered":"Is Rice A Roni Really a San Francisco Treat?"},"content":{"rendered":"<p>Just think about my disappointment when I entered a prominent San Francisco eatery seeking the most coveted food stuff, only to find it was neither a specialty nor an item on the menu!<\/p>\n<p>Yet again, I was bamboozled.<\/p>\n<p>What ever happened to truth in advertising?<\/p>\n<p>Perhaps my San Francisco mishap taught me to be perhaps a bit less gullible.\u00a0 When I see a claim, even a statement of fact, I figure it might be important to do some more digging.<\/p>\n<p><a href=\"http:\/\/www.realtor.org\/press_room\/news_releases\/2009\/06\/phs_up\">Let&#8217;s take NAR&#8217;s recent press release regarding Pending Home sales<\/a>, up 6.7% from a year ago last year.\u00a0 Sounds encouraging &#8211; and let&#8217;s face it, we all could use encouraging news.\u00a0 But what does the increase really mean?<\/p>\n<p>Let&#8217;s take a look at the data behind the aggregated index of 6.7% that NAR published:<\/p>\n<div style=\"width: 510px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" title=\"NAR Pending Home Sales Index\" src=\"http:\/\/farm4.static.flickr.com\/3354\/3603603987_0cb8b98f83.jpg?v=0\" alt=\"NAR Pending Home Sales Index\" width=\"500\" height=\"428\" \/><p class=\"wp-caption-text\">NAR Pending Home Sales Index<\/p><\/div>\n<p>While 6.7% sounded encouraging, I am not necessarily convinced that it means we are anywhere near out of the woods.\u00a0 Why?\u00a0 Because if you look at the seasonally adjusted for the West and South, areas that have the highest concentrations of inventory and loss of value, the numbers don&#8217;t seem to be telling the same encouraging news.<\/p>\n<p>Here&#8217;s why.\u00a0 Take Las Vegas for example:<\/p>\n<div style=\"width: 370px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" title=\"Singe Family Home Inventory in Las Vegas per Altos Research\" src=\"http:\/\/charts.altosresearch.com\/altos\/app?s=inventory&amp;ra=a,c&amp;q=a&amp;st=NV&amp;c=LAS+VEGAS&amp;z=a&amp;sz=i&amp;ts=e&amp;service=chart\" alt=\"Single Family Home Inventory in Las Vegas per Altos Research\" width=\"360\" height=\"240\" \/><p class=\"wp-caption-text\">Single Family Home Inventory in Las Vegas per Altos Research<\/p><\/div>\n<p>There are about <strong>15,661<\/strong> properties on the                              market in LAS VEGAS as of June 07, 2009.<\/p>\n<p>How about Phoenix:<\/p>\n<div style=\"width: 370px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" title=\"Single Family Home Inventory in Pheonix per Altos Research\" src=\"http:\/\/charts.altosresearch.com\/altos\/app?s=inventory&amp;ra=a,c&amp;q=a&amp;st=AZ&amp;c=PHOENIX&amp;z=a&amp;sz=i&amp;ts=e&amp;service=chart\" alt=\"Single Family Home Inventory in Pheonix per Altos Research\" width=\"360\" height=\"240\" \/><p class=\"wp-caption-text\">Single Family Home Inventory in Pheonix per Altos Research<\/p><\/div>\n<p>There are about <strong>7,816<\/strong> properties on the                              market in PHOENIX as of June 07, 2009.\u00a0 Definitely making progress, but still a fairly long way to go.<\/p>\n<p>What about Miami?<\/p>\n<div style=\"width: 370px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" title=\"Single Family Home Inventory in Miami per Altos Research\" src=\"http:\/\/charts.altosresearch.com\/altos\/app?s=inventory&amp;ra=a,c&amp;q=a&amp;st=FL&amp;c=MIAMI&amp;z=a&amp;sz=i&amp;ts=e&amp;service=chart\" alt=\"Single Family Home Inventory in Miami per Altos Research\" width=\"360\" height=\"240\" \/><p class=\"wp-caption-text\">Single Family Home Inventory in Miami per Altos Research<\/p><\/div>\n<p>There are about <strong>8,450<\/strong> properties on the        <a href=\"https:\/\/www.bloodhoundrealty.com\/BloodhoundBlog\/8805\/is-rice-a-roni-really-a-san-francisco-treat\/#more-8805\" class=\"more-link\">Read more<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Just think about my disappointment when I entered a prominent San Francisco eatery seeking the most coveted food stuff, only to find it was neither a specialty nor an item on the menu!
